We’re a woman-owned and run design-build firm, specializing in NYC renovations. We met in Architecture School nearly two decades ago, and gained valuable experience in the fast-paced New York City design and construction scenes. We leveraged this experience to develop a more thoughtful and efficient process tailored for the urban renovation market. We utilize technology for planning, budgeting, design, and communication to achieve clarity and precision at each step of the way.
Our studio is located in Dumbo, Brooklyn, and we work mostly on gut renovation projects throughout in Manhattan and Brooklyn.
We shepherd clients through the design, regulatory and construction management process and take ownership over full project delivery. We pride ourselves on clarity, transparency, exceptional project management, and diligently work towards maintaining quality-control through each step of the process.
Our design and construction teams collaborate to thoughtfully manage scopes of work, propose scopes floor plans that are mindful of budgets, goals, feasibility to facilitate timely project delivery. Our in-house construction team is able to work on due-diligence and establish feasibility during the design process, mitigating unkowns, and ultimately change orders. We likewise manage consultants like engineers, licensed architects, ensuring expedient dob filings.
Our residential portfolio is here. We work on a variety of home renovations, specializing in brownstone and townhouse renovations as well as thoughtful apartment combinations and interior fitouts. We find the intricacies and idiosincracies of pre-war apartments especially amusing.
Our commercial portfolio is here. Our commercial projects focus on office gut renovations, restaurant design and retail. In 2025-2026, we had the pleasure of completing an 11-story renovation of a commercial building in Koreatown.
Founding Team
Maryana Grinshpun
Founded by Maryana Grinshpun, a New York City-based architectural and interior designer, in 2013, Mammoth expanded into construction in 2022. Prior to starting her own company, Maryana worked at various architecture firms, including WXY Architecture, System Architects, Janson Scuro, Tihany, and Design Bureaux. She has worked on numerous notable projects, such as The Africa Center (NYC), two ground-up Saks Fifth Avenue Flagships, The Hudson Yards, Oberoi Hotels, as well as many restaurants and retail locations. Her work has been featured at several prestigious institutions, including the Museum of Modern Art (MoMA, NYC), The Africa Center (NYC), The New Museum (NYC), the Whitney Museum for American Art (NYC), and The Storefront for Art and Architecture (NYC).
Maryana holds a Master's degree in Architecture from the City University of New York, as well as a Bachelor's degree in Economics and English. She has also studied at the Parsons School of Design and The University of Copenhagen. Maryana has taught at the New York School for Interior Design and been a guest critic at the Spitzer School of Architecture at CUNY, College of Architecture and Design-NJIT, and the Pratt School of Architecture. She is a member of the American Institute of Architects, Chief, and Hampton and serves on the board of Union Docs — a documentary film center in NYC. Maryana has been featured in local and national media, including Forbes, NY Times, BBC, Liabal, Dezeen, among others.
Jessica Maktal
Jessica Maktal, co-founder of Mammoth Built, has been solving problems and executing projects for private clients and global and local brands for over 20 years, including 3M, Procter and Gamble, Maman, Robert Marc, and Waterworks.
Jess has led the renovations of more than 50 residential and commercial interior spaces in NYC, with budgets ranging from $20K to $2 million. Having worked extensively in the city as a designer, builder, and high-end general contractor, Jess has gained a reputation for inspiring the very best in her crew with her diligence, creativity, and calm-under-pressure approach.
Jess holds a Masters Degree in Architecture from the City University of New York and a B.A. from Barnard College, where she double-majored in Dance and Architecture. She has previously taught at the Spitzer School of Architecture at CUNY College of Architecture.
