When New York ad agency Special needed to transform their SoHo office, they came to Mammoth for a NYC office renovation that would deliver high-craft results without a full gut. At 4,500 square feet, the scope was targeted — a partial office remodeling focused on the spaces that matter most — but the execution was anything but.

The Brief Special needed their office to work harder as a creative environment: better flow between private offices and collaborative areas, updated common spaces, and a design language worthy of an agency that sells taste for a living. Mammoth handled the project from concept through construction, managing design, budgeting, project management, permitting, building codes compliance, and installation under one roof.

Floor Plans & Space Planning The renovation began with a minor reconfiguration of the existing floor plans, opening circulation between private offices and the main studio floor. Partition changes were surgical — removing what blocked the space without compromising acoustics or the natural light that makes a SoHo loft worth having. Soundproofing was addressed in the private offices to give the team genuine focus space within an otherwise open environment.

Kitchen & Bathrooms The kitchenette is anchored in dark grey stone — countertops, cabinetry, and surfaces unified in a single bold material against the warmth of the existing wood floors and juxtaposed against modular, semi-custom kitchen cabinet fronts. Both bathrooms were fully renovated in the same all-black palette: modern fixtures, zero compromise, total consistency. These are the spaces an entire office team uses every day, and they were treated accordingly.

Finishes & Materials Sustainable materials were prioritized where possible, and every finish selection was made with longevity in mind — not just aesthetics. The result is a commercial renovation that will hold up to daily agency life without looking tired in two years.

Infrastructure Behind the walls, the renovation addressed the fundamentals: HVAC updates to support the reconfigured layout, AV systems integration in the conference areas, and cable management throughout — the unglamorous work that makes a creative office actually function.
